James Hancock (1) listed as a miner in the Electoral Roll for Bannockburn. It appears that he was gold mining (sluicing) in the Pipeclay Gully area.

By 1877 James (1) had been very successful and had £1000 (one thousand pounds) in the bank - a wealthy man. He went to Dunedin and married Harriet Edwards. The couple returned to Bannockburn. It may have been around this time that James built dwelling #24.
