Dwelling #301 Duffers Gully. Right bank of Bannockburn Creek, approx 50m from the flood bank of creek. Opposite gully on the west side of round hill with track back to Happy Valley Homestead. Next to and slightly downstream of dwelling #346. Shown on the A J Park map of 1878.

Stacked stone with pug mortar walls and chimney. May have had a timber roof with tussock thatch or corrugated iron.
